Liability for having Renters Build Wheelchair Ramp?
We’re renting a house that has no Wheelchair accessibility. Their last house they said didn’t have ramps either and that their son built them. My G/F and I, as landlords, are wondering the legality of allowing the family to build this ramp and how we can put it somewhere in the lease that avoids us from being liable 100%.
Rita, thanks. Most of my question was in regards to them building it themselves.
By law, you must allow handicap modifications if you rent the property to someone in a wheelchair. As part of your lease, you should (for all renters) require renters insurance to cover their belongings together with any potential liability that may arise because of their tenancy. You should also require that the ramp be built to code (whatever the local laws require as far as handrails, etc.). In addition, you can require the ramp be removed upon termination of the lease.

I did a lot of research for my diabetic boss but we live here in california – the best prices I can find was in ebay and if you need spare parts there is Value Mobility call FRANK 1-800 717 1252 – he delivers and you get a live person – very nice guy and answers all your questions and dependable in shipping item to you. As for the motorized Wheelchair your biggest cost will be shipping and handling if you buy out of australia – can cost you as much as $900 to $1200 for S/H if you cannot find a local in australia because of packaging and weight. You can get good prices and mobility with Jazzy 600 by Pride, you can buy used one for $1200 to $2400 brand new cost $3700up. My boss had an old Jazzy 1100 and this model is still good mobility – can find used one for as low as $400 – $600.
